HIPs Are No Longer Required But You Still Need An Energy Performance Certificate (EPC)
You also need a valid certificate for a rented house, flat or Maisonette
And – if you come direct to Full EPC it is likely to cost you a lot less than obtaining your Energy Certificate from an Estate Agent.
To comply with the new law introduced in May 2010 you need to have ordered an Energy Certificate, and either, paid for it, or given a clear undertaking to pay, before marketing of your property can commence. If you are selling through an agent, he or she must be satisfied that an EPC has been commissioned before starting to market your property. Both parties have an obligation to make every effort to ensure the completed EPC is available for inspection within 28 days. Penalties can be applied where somebody fails to comply.
Full EPC Does NOT Require Payment Upfront?
Unlike most other EPC supply companies Full EPC does NOT require payment upfront. This was one of Full EPCs unique selling points when selling HIPs (as Full HIP) and remains the same for Energy Certificates.
Note: There is absolutely no reason why any EPC Provider should require the value of your Home. If you are asked for this its probably because they wish to offer your other property related services (and may charge a very low EPC price to entice you to accept a much more expensive service)

What is Involved in Obtaining and Energy Certificate?
We take care of the with the whole process. The Energy Certificate is produced in two stages;
- A visit by an Energy Assessor to your home. The Assessment will take between half an hour to an hour depending on the size of property. We only use professionally qualified and accredited Home Inspectors and Domestic Energy Assessors to carry out EPC inspections.
- The data collected is then lodged on a national database and a report specific to your property is produced. The Certificate and Report is normally available within 3 working days of the assessment.
How Long is a Certificate Valid?
It is valid 10 years BUT and it’s a very big BUT. The reason that an EPC is required before selling your property is so that anybody interested in purchasing your property can look at the likely energy costs and assess the money they may have to spend to improve the Energy Efficiency i.e. reduce their energy bill.
Thus if you have made changes which may have significantly improved the energy efficiency of your home since the Certificate was produced you would be well advised to obtain an up to date certificate prior to selling your property.
